Home Tip: Hot Water Heater Safety from WIN Home Inspection Green Valley

Garage installed water heaters are very common in the United States. Local codes and laws will determine how the water heater is installed in the garage. General rules are that the ignition source is a minimum of 18″ off the garage floor and that the unit is placed on a fire resistant stand. Water heaters on the West Coast of the U.S. and some other areas are required to have tie down straps (commonly known as earthquake straps) to keep the unit in tact in case of an earthquake. Water heaters in general last 8-12 years from the date of installation an older water heater can fail (usually leak) without warning.
